Setting Up Owner Access and Submitting Your HO6
Dear Wafco Mills Owners,
Hello, Community Members! Are you a new owner at Wafco Mills, or have you owned at Wafco Mills and gotten disconnected from our community? To stay connected and compliant in our self-managed HOA, every owner needs access to the owner-only section of WafcoMills.com—and we need your HO6 insurance policy on file. You must set up your website access first, then submit your HO6. Here’s how to do both.
Step 1: Set Up Your Website Access
Before anything else, follow these steps to unlock the owner-exclusive areas of WafcoMills.com:
Go to wafcomills.com and click “login” in the top right corner.
Click “create new account” and follow the prompts to set up your account.
After creating your account, use this link: https://www.wafcomills.com/owners-sign-up (password: GreensboroRocks24).
Click the green “sign up” button and follow the prompts to gain access.
Yay! You now have access to all owner resources and community updates.
Please log in and check back regularly for Wafco news—it’s your hub for everything HOA-related.
Step 2: Submit Your HO6
Once you’re in, it’s time to upload your HO6 (condo) insurance policy. North Carolina law (N.C. Gen. Stat. § 47C-3-113) lets us require this proof of coverage, which protects your unit’s interior and belongings—stuff our master policy doesn’t cover. Even if you own your unit outright, it’s a must. Here’s why: interior damage (like from termites or leaks) is your responsibility, and having your HO6 on file keeps our community compliant and our insurance happy.
To submit:
Log in to WafcoMills.com using your new account.
Head to the “Owner Portal,” find the HO6 upload form, and submit your policy.
Why This Matters

W. McGee Street between S. Spring Street and Fulton Street, including a portion of S. Cedar Street near its intersection of W. McGee, will be closed Friday, June 14, through Friday, August 9, due to storm water replacement work.
Motorists should expect delays in the area and are urged to use alternate routes.
Work schedules are dependent on weather conditions and material/equipment availability.

Any repairs needed inside of units at Wafco Mills Condominiums is the responsibility of the unit owner.

If you suspect a leak in your Wafco Mills unit, tenants must contact their landlord or property manager — never the HOA board or management. Owners are responsible for coordinating repairs, insurance, and communication with neighbors, while the HOA only handles common element issues like roof leaks under the governing documents.
At Wafco Mills, the HOA Board and HOA management never speak directly with tenants — all questions, issues, and repairs must go through your landlord or their property manager. Owners are held responsible for tenant violations under the governing documents, so every lease and signed Rules & Regulations must be submitted by the owner to the HOA.
In summer heat, setting your AC too low can cause the coils to freeze. When the ice melts, water leaks may damage your unit or the one below. Under the Wafco Mills governing documents and NC Condominium Act (N.C.G.S. § 47C-3-107), each owner is responsible for maintaining their HVAC system and any damage it causes. Prevent leaks by keeping your system serviced, changing filters, and setting reasonable thermostat levels.
Wafco Mills is nearing completion of major projects, including the new trash enclosure and brickwork repairs, and is reminding residents about proper trash disposal and leak reporting procedures.

Wafco Mills, Walker Commons and Historic Wafco Mills do share the same block of land but have three different HOAs and three different boards of directors and three different sets of governing docs. Wafco Mills is the owner of this website and wants to help residents know and understand what HOA is theirs so they can direct questions and concerns for Walker Commons and Historic Wafco to their managers and board of directors.
Owning a condo a Wafco Mills puts you within walking distance of UNCG and Greensboro College, as well as Downtown Greensboro. However, Wafco Mills is NOT student housing and our HOA is not interested in a volunteer babysitting job managing anyone’s non-informed tenant. Please read up and make sure you know the rules of our Wafco Mills community before you buy or rent your unit.
Our Wafco Mills Board of Directors volunteers to support owners at Wafco Mills as they are members of our home owners association. Tenants or renters are not members of our HOA and are the sole responsibility of the owner. This post shares why.
