Q: What are the responsibilities of renters and tenants?

A: Renters must be provided a copy of the HOA rules and regulations, and landlords must provide the HOA information about their tenants upon request. ALL Owners and Renters/Tenants must agree to and follow all HOA rules and regulations and be respectful guests of the community. Every resident is responsible for behaving respectfully and allowing the respectful enjoyment of all residents.

Q: Where’s my car?

A: If it did not have an authorized parking sticker affixed, and it’s not where you parked it, good chance it got towed. Contact Bobby’s Friendly Towing at 336-854-1410.

Q: Where is the water shut-off valve for my unit?

A: The main water valve is typically within the space that houses the hot water heater (in the closet under the stairwell in lower-level units, in the closet in the kitchen in upper-level units). The valve usually has a red (look at me!) handle. In the case of ALL leak incidents, the number one task is to turn off the water source until the repair has been completed. In the stacked floor plan of the community, the damage is rarely isolated to your unit, in the event of a leak. Turning off the water immediately will mitigate the extent of damage to neighboring units.

As the units age, it is wise to periodically check the main water valve, to be sure it is clean and operable. If, during a leak event, it breaks off in your hand due to corrosion, the problem just becomes exponentially bigger. Repairs inside of your unit are your responsibility. Damage to another unit that is originating from your unit is to be filed with your own HO6 homeowners insurance policy servicing company as well as the insurance company of the impacted unit. Your insurance company will provide support to you while navigating repairs. Your board of directors will not schedule or manage individual unit repairs.

Q: Where do I dispose of my garbage?

A: Currently, trash and recycling cans are located on Wafco Lane. Please flatten all cardboard before placing it inside the brown recycling cans. Trash is collected every Friday, and recycling is collected every other Friday. All trash must be bagged and placed in the green cans, while recycling should be unbagged and placed in the brown cans. A more permanent solution is being developed, and details can be found on the "News and Events" page of our owner website. Using the dumpsters across Cedar St. is prohibited and may result in fines or trespassing charges, as the agreement with Historic Wafco Mills was terminated in late summer 2024. Q: I do not have a key for my mailbox, how can I get a new one?

A: Fill out the form for “new lock on USPS owned ClusterBox mailbox,” request they mail the keys to a separate address (a neighbor, or AMG if no other options), and submit to any Post Office. There is a service charge.

For the record, once you get the lock changed, you CAN have copies made of THOSE keys.  Only the keys to internal Post Office boxes are illegal to copy.

Q: Can I list my unit on Airbnb or other short-term rental sources?

A: The Declaration of Condominium states that the units are not to be used as a transient hotel, and as such, any leases are to be of no less than 30 days. A copy of the lease, along with the tenant’s name and contact information must be submitted to the Board of Directors (see Rules and Regs and Tenant Info Sheet).

Q: Are there specific areas where parking is prohibited?

A: Yes, parking is not allowed in Center Court parking spaces, curbside or fire lane areas in Center Court, and the Cedar Street parking lot where HWM dumpsters are located.

Q: Can I display signs on my property?

A: No, signs of any kind are prohibited on common and limited common property, including balconies, decks, and front porches.

Q: Are renters required to be familiar with the HOA rules?

A: Yes, it's the owner's responsibility to ensure renters have a copy of the current Rules and Regulations. It is the responsibility of each unit owner to manage their tenants and guests as well as educate their tenants and guests as to respectful enjoyment for all residents.

Q: What is the policy for storing wood for fireplaces?

A: Wood must be stored off the ground to prevent termite infestation and cannot be stored on parking pads.

Q: Are there any restrictions on making noise?

A: Yes, residents should avoid making any disturbing noises that interfere with the rights or comfort of other residents. Noise complaints can be made to the city of Greensboro. Q: What are the rules regarding outdoor plants and flowers?

A: Planting on the common property requires prior written permission from the Board, and homeowners are responsible for maintenance.

Q: Can laundry or linens be hung outside?

A: No, hanging laundry, towels, quilts, blankets, or other cloth items on limited common property is not permitted.

Q: What is the policy for empty units during winter?

A: To prevent frozen pipes, heat must be kept on at a minimum of 60 degrees, and water should be turned off.

Q: How are HOA rules enforced?

A: Violations result in written or email notification, and persistent infractions will lead to fines. Three months of unpaid fines will be sent to a collection attorney at the owner’s expense. The HOA Board of Directors can not share notice violations without a police report.

Q: What is the process for handling parking violations?

A: Owners may report suspected parking violations to Wafco Mills volunteer Board of Directors. If you are a tenant, please contact your landlord/property owner.

Q: Are there any rules about playing sports or using recreational equipment in common areas?

A: Activities like throwing balls, Frisbees, skateboarding, roller-skating, and roller-blading in common areas are prohibited due to safety concerns.

Q: What is the policy for guests and visitors parking?

A: Guests and visitors should park on surrounding side streets, as the provided parking spaces are for residents only.

Q: Can I install storm doors on my property?

A: Yes, but they require a full-view baked-on dark brown enamel finish and need prior approval from the Board of Directors.

Q: What are the dues and penalties for late payment?

A: Dues are to be paid before the 10th of every month, and accounts 30 days past due will be charged interest. If dues are 3 months in arrears, a lien will be placed on the unit and will be sent to the collections attorney at the owner’s expense.

Q: Can the HOA issue fines for rule violations?

A: Yes, under North Carolina law, the Association can issue fines up to $100.00 per occurrence of infraction.

Q: Is there a restriction on the types of furniture allowed on porches, balconies, and decks?

A: Yes, only furniture designed for outdoor use is allowed. Indoor furniture is prohibited.

Q: Can I grow fruits or vegetables on common property?

A: No, fruits and vegetables are not to be grown in common areas.

Q: What should I do if my property needs structural additions or modifications?

A: Owners must submit detailed written plans with illustrations to the Board for approval before making any changes. Owners are responsible for updating their HO6 insurance to cover any and all improvements to their unit.

Q: Are there any specific guidelines for using the dumpsters?

A: Trash must be disposed of in the dumpsters and not left on the outside of the dumpsters. Storing bags of trash, and recycling on decks or front porches is not permitted. Recycling must be removed from bags and placed inside the recycling dumpster.

Q: What are the requirements for maintaining parking pads and spaces?

A: Owners are responsible for ensuring their parking pads are not blocked and that vehicles parked meet the HOA regulations with current year parking sticker placed on the window facing towards the traffic side visible to passing vehicles.

Q: What are the parking rules in the community?

A: Vehicles must park in designated yellow-painted spaces with a parking sticker. Oversized vehicles, boats, trailers, and inoperable vehicles are not allowed. Violations can lead to towing at the owner's expense.

Q: Are there any restrictions on outdoor fixtures and patio furniture?

A: Yes, items like bicycles, grills, and other fixtures need prior Board approval and should be stored appropriately. Indoor furniture is not allowed outside on decks, porches, balconies or stoops.

Q: Can I make structural additions or modifications to my property?

A: Any permanent or temporary structural changes require prior written approval from the Board of Directors. Owners are required to update their own HO6 insurance to include any and all improvements to your unit.

Q: What are the rules for outdoor grilling?

A: Gas and charcoal grills are allowed on limited common spaces such as front porches, balconies, or decks but can not obstruct any pedestrian or vehicle at any time, and must be used only in open areas 25 feet away from the building due to fire hazards. Large propane tanks are not allowed to be stored on porches, balconies or stoops due to the Greensboro Fire Code which states “The use of barbecue grills is permitted on the ground level of the Property if 25 feet away from any structure and the trash/recycling bin area. No cooking/barbecue-related items may be left unattended at any time when the grill is in use or hot after use.” Small camp-sized propane tanks can be used 25 feet from buildings or stored with the grill in limited common areas.

Q: What are the pet policies in the community?

A: Pets must be controlled as per city codes, cannot be left unattended outdoors, must be leashed when outside and owners must clean up after their pet immediately. Pets must be leashed AND under the control of the owner at all times when outside. See Greensboro policies for animals.

Q: What is the policy on noise and disturbances?

A: Residents should avoid making disturbing noises. Complaints about noise or disturbances can be reported to the local police. Once a report has been made to the police, owners may submit the completed police report to the Board of Directors. The Board will first issue a warning and then fines will begin upon the receipt of the second and each subsequent police report submitted for the same address. The board of directors is not the police and will not act as such. Q: Are there any specific rules for laundry and linen?

A: Hanging laundry, towels, or other cloth items on balconies, decks, or railings is not permitted.

Q: What are the guidelines for maintaining common areas and limited common areas?

A: Common areas include exteriors of buildings, parking lot lights, roofs, mailboxes, dumpsters, parking pads, and lots as well as landscaped outdoor areas. These must be kept clean and free of personal belongings and may not be altered at any time without written permission from the board of directors. Any damage to common areas will be the responsibility of the individual unit owners.

Limited Common areas include porches, decks, balconies, and stoops. These areas must be kept free from trash, laundry, indoor furnishings, fruit and vegetable plants, and the disturbance of other residents. The structures of these limited common areas may not be altered without the prior written approval of the board of directors.

Q: Is smoking permitted at Wafco?

A: Smoking inside units is at the discretion of individual unit owners. We require that smoking on limited common areas such as balconies, stoops, and porches as well as common areas like sidewalks and natural areas be done in a way that is respectful to other residents downwind to minimize exposure to contaminated air. Cigarette butts must be extinguished and disposed of in approved containers only. Thank you for being respectful of our community.

Q: Can I have my contractor or myself inspect the roof for leaks?

A: No. The roof is a common property element owned by all owners at Wafco Mills and was installed in 2021 along with extended-life roof vent boots and new skylights. If you have a suspected roof leak, please submit a maintenance request with photos and or video, to the board of directors to determine if a roof inspection is warranted.

Unauthorized roof inspections are strictly prohibited due to warranties and insurance coverage for the roof, roof vent boots, skylights, gutters, and all roofing components that may incur damage. Damage caused by unauthorized roof inspection will be billed to the procuring unauthorized roof inspection owner.

Q: What kind of Homeowner’s Insurance is required?

A: Every unit, even if there is no mortgage on the unit, is required to carry HO6 also known as condo insurance, is homeowners insurance for people who own a condominium or co-op unit. It protects your unit and your belongings and covers liability claims, loss of use, and other expenses if you can't stay in your home due to a covered incident. Q: What should I do if water is leaking from the ceiling into my unit?

A: In summary: If water is leaking, place something under the leak to catch or absorb the water at the rate it is dripping. Call a plumber, contact your neighbor, and contact your insurance provider for guidance on what you should do next.

Leak Report/Remediation Procedure:

1) Notify the resident of the suspected source of the leak

2) The resident of the source is to take every measure available to stop the leak immediately. The valve for the main water source to each unit is next to the water heater for that unit. Be sure yours is operable and that your resident knows where it is.

3) If the parties involved have not shared contact information for their HO6, a Board member will provide them. Use the Online Service Request System to request contact information.

4) As with all unit (and utilities) maintenance and repair, each owner is responsible for addressing any damages independently. You may want to contact your respective insurance companies should you need assistance or direction on remediation.

5) The only role the Directors or Management Company have in the process is to exchange contact information between the affected parties.

Choose the insurance coverage you desire, and the deductible you wish to bear, for your unit accordingly.

Q: What if I am in a dispute with a neighbor at Wafco Mills?

A: First try to resolve the issue with the neighbor. If you are unable to resolve the dispute, please contact mediation services at One Step Further, a very low-cost alternative to hiring a lawyer. Please note that your board of directors is not able to provide mediation services between owners or residents and will not manage the repair of your unit.
