Welcome to Wafco Mills!

Wafco Mills condominiums are located in the heart of Greensboro, NC, steps away from downtown GSO, in the College Hill neighborhood and vibrant nightlife and attractions that entice people to move to the area. Its red brick buildings are located on the same land that was once part of a grain mill operation. The original mill building was converted to residential units of Historic Wafco Mills. Wafco Mills 66 units were built in the 80’s with a variety of floor plan options. Wafco Mills is a self-managed HOA with a volunteer board of directors helping to guide our community.

Parking at Wafco Mills

Each unit at Wafco Mills gets one assigned parking spot and one unassigned spot in the common parking area. Please direct guests and visitors to use street parking, otherwise they may be towed without warning at their expense.

Historic Wafco Mills

Wafco Mills Condominiums is not the same thing as “Historic Wafco Mills”. While our community is located within the historic district of Greensboro and must abide by all relevant regulations, Wafco Mills Condominiums is a completely separate entity. Rules & Regulations

Living in our community at Wafco Mills is made possible by our communal agreement to abide by certain rules to ensure everyone’s safety and happiness. If you are planning on moving into a unit in our community or are visiting as a guest, please familiarize yourself with our guidelines.

Please note that Wafco Mills is a cooperative community of homeowners, not an assisted living facility. Please be responsible for yourself and your unit. If you are a tenant or renter, please note that service/maintenance requests for common property (building exteriors, parking lots, streetlights) or limited common property (stoops, decks, balconies, steps) may be submitted only by owners listed on the tax record for that address.

Natural Areas

At Wafco Mills, we respect and protect our natural areas and take advantage of access to the newly added, Greenway urban trail system that goes right by the property along Cedar St and behind Greensboro College. This paved trail system provides access to much of Greensboro’s downtown area and makes pedestrian and bike travel more accessible and safe.

Most of the common areas at Wafco also feature trees, shrubs and flowers, making the property beautiful during each change of season.

If you are a tenant or renter, please note that service/maintenance requests for common property (building exteriors, parking lots, streetlights) or limited common property (stoops, decks, balconies, steps) may be submitted only by owners listed on the tax record for that address.

    • Always yield to pedestrians, as they have the right of way.

    • Maintain your position on the right side of the trail and pass others on the left, treating the trail similarly to a road.

    • Alert fellow trail users before overtaking by announcing your approach, such as saying "On your left!"

    • If you need to stop, please move off the trail to keep the way clear for others to pass on the left.

    • Stay alert and aware of your surroundings for safety reasons, and always carry a cell phone.

    • Keep an eye out for any maintenance or security issues, and report any instances of crime or maintenance problems immediately.

    • Adhere to all posted signs and rules, including stopping at intersections, traveling at safe speeds, and keeping to the right side of the trail.

    • Contribute to keeping the trail clean by not littering and by recycling any trash you come across.

    • Ensure your animals are under control at all times by keeping pets on a short leash, walking them on the right-hand shoulder, and cleaning up any animal waste from the trail.

    • Refrain from using the trail at night. Note that Morehead Park, Five Points, LoFi Park, Woven Works Park & Meeting Place at Tradition Cornerstone on the Downtown Greenway are open from 5:00 am to 11:00 pm, while other open sections of the Downtown Greenway are accessible 24/7.

Historic Wafco Mills

Wafco Mills Condominiums has its own HOA which is independent of the HOA for “Historic Wafco Mills” (HWM). They function as two independent entities. Wafco Mills residents need to seek permission for any external decorations to ensure they comply with historic building codes.

The Historic Wafco Mill building was established initially as the Watson and Company Mill in 1893. Historic Wafco Mills has transformed over the years. Starting as a simple timber-framed building, it evolved with expansions in 1907 and 1912 into an architecturally sophisticated brick complex, complete with segmental-arched windows and a distinctive stepped parapet gable.

For generations, under the Watson family's stewardship, the mill played a pivotal role in Greensboro's commercial and industrial development, specializing in a variety of flours, cornmeal, and feeds. However, its operational life came to a halt in 1972, leading to a period of uncertainty until its rebirth as a residential complex in 1987. This is when the 66 individual condominium development of Wafco Mills was added to the property of the Historic Wafco Mills. Historic Wafco Mills (HWM) and Wafco Mills (WM) are managed independently by two separate Home Owner Associations.

While the buildings may carry the charming patina of time, they also offer the opportunity for personal touches and modern updates on the interiors, allowing residents to create a space that truly feels like home.

Wafco Mills is managed by a volunteer board of directors, living here is about embracing the character and stories embedded in every brick while keeping the historic charm of the mill and surrounding neighborhood.
