Wafco Mills owners, let’s talk insurance again—specifically, why our HOA requires everyone to have an HO6 policy. It’s not just a checkbox; it’s about safeguarding your investment and keeping our community solid, whether you’re living here or renting out your unit. What’s HO6 Insurance?

HO6, or condo insurance, covers the inside of your condo—your belongings, interior walls, floors, ceilings, appliances, and any upgrades. The HOA’s master policy takes care of common areas like the roof and parking lot, but HO6 steps in for your personal space, shielding you from losses like fire, water damage, or theft. Owners are also required to share your Declarations page with our Board of Directors.

Why It’s Required

Our Declaration of Condominium mandates insurance for all owners (see the Owner Document Portal), and HO6 is the condo standard. Here’s why we enforce it:

  • Your Responsibility: The Maintenance Responsibility Chart (available in the Owner Document Portal) shows you’re responsible for unit interiors. If a pipe bursts, the HOA won’t replace your ruined couch—HO6 will.

  • Liability Coverage: If someone slips in your unit or your dishwasher, tub or toilet floods a neighbor’s place, HO6 handles the claims and legal costs. Without it, you’re stuck with the bill.

  • Community Strength: Uninsured owners facing big losses can strain our collective resources—like deteriorated unit or late dues payments. HO6 keeps us all stable, as outlined in the Articles of Incorporation (available in the Owner Document Portal).

  • Lender Demand: Mortgages require it anyway, so it’s likely already part of your loan requirements.

Tying It to Our Community Effort

Think of it like reporting common area issues on our owner Maintenance Request Form. The HOA maintains community owned spaces; you protect your unit with HO6. Check the Plat Maps (available in the Owner Document Portal) for a layout of what’s commonly owned vs. yours. It’s a partnership that keeps Wafco Mills thriving!

We kindly request that you provide us with a current copy, or declaration page of your active HO-6 insurance policy, as advised upon your unit's occupancy. Your Condominium Insurance policy, aka HO6 policy, should encompass coverage for any enhancements or betterments made to your unit, liability coverage of at least $100,000, protection for your personal belongings within the unit, and potentially include loss and/or special assessment coverage. Please discuss your needed coverage with a licensed insurance representative of your choice.
