Wafco Mills Recurring Maintenance Calendar
Dear Wafco Mills Residents,
As your Board of Directors, we’d like to share the upcoming maintenance projects funded by your HOA dues, which play a crucial role in maintaining and enhancing our community. The cost of these services—such as parking lot lighting, landscaping, and regular upkeep—has significantly increased, outpacing our ability to raise dues within the 15% annual limit. Due to years in the past when dues weren’t increased, coupled with rising costs of labor and materials, we’re seeing an even greater impact on our budget.
We want to remind everyone that when our HOA reserve account is used to cover unit-specific repairs, it places a burden on all 66 owners, potentially depleting reserves needed for larger, scheduled maintenance. If reserves fall below the lender threshold, we risk limiting potential buyers to “all cash” offers. Special assessments may become necessary if reserves are insufficient for critical projects.
We chose self-management to maximize the impact of your dues and prioritize essential projects without the added costs of third-party management, which could further strain our reserves. Please review the following maintenance schedule to see how your contributions are being allocated.
