Update: Summer 2024 Structural Repairs & Maintenance

Dear Wafco Mills Residents,

Here is the latest update on the structural repair progress, maintenance projects, and relevant notices. Please take a moment to review, as some updates may affect daily routines and building access.


Structural Repair Update: GrandeurUSA has successfully completed remediation on the 626 Walker Ave side of the 104/626 building. Structural repairs and general maintenance work will resume in September 2024.

Current Project Details:

  1. Drain Pipe Drainage Issue:

    • Newly installed sidewalk drain pipes may present a trip hazard. Two solutions are under consideration:

      • Option 1: Paint the pipes yellow and add signage for visibility ($200).

      • Option 2: Extend the pipes to the street and repair the sidewalk, which will be a more extensive (and costly) fix.

    • Temporary Solution: Painting is likely to be implemented for safety until more critical structural repairs are completed.

  2. Sinkhole in Parking Lot:

    • A sinkhole has formed in the parking lot near the central common area behind Building 624 due to erosion of the sub-grading (gravel and dirt).

    • Proposed Solution: General Contractor Diego recommends removing asphalt and filling the void with cement. We are currently awaiting a quote for this repair.

    • A temporary blockage and patch may be used until other priority repairs are completed.

  3. GrandeurUSA / Diego’s Availability:

    • Diego and the GrandeurUSA team will be unavailable for most of August due to a family bereavement, placing the Structural Remediation Project temporarily on hold.

    • Payments to GrandeurUSA will continue during this period, with all work expected to be fully paid by mid-September.

  4. Historic District Hearing:

    • The hearing for the garbage can housing paddock will take place at the end of August, with our representative, Joy Watson, attending on behalf of Wafco Mills.

    • We have received approval from six out of eight committee segments.

    • A Town Hall meeting will be scheduled following the Historic District Committee’s decision, likely in early September, for additional resident input.
