Dear Valued Owner / Resident living on Fulton at Wafco Mills,
The Wafco Mills Board of Directors is reaching out to inform you of upcoming maintenance work along Fulton at Wafco Mills, including structural repairs, brick repairs, tree trimming, and tree removal. This work is scheduled to begin on April 2nd 2025 and we need your cooperation to ensure it proceeds safely and efficiently.
All vehicles parked on parking pads and the Wafco side of Fulton must be relocated by April 2nd 2025 and remain off Fulton until further notice. This includes both reserved and assigned spaces in the affected area. Contractors will be using heavy equipment and materials, and cars that remain parked on Fulton may incur damage if not moved. The Wafco Mills Condominium Association, Inc. will not be liable for any damage to vehicles that are not relocated, as outlined in the Rules and Regulations (revised June 2021), Parking section, which states that vehicles parked in violation of Association rules (e.g., in areas designated for maintenance) may be towed or subject to damage at the owner’s expense.
We strongly recommend parking in alternative locations during this period, such as reserved spaces without a unit number on Wafco Lane, or along McGee or Cedar streets. Please note that parking on the Wafco side of Fulton will not be permitted during this maintenance.
If you have tenants in your unit, it is your responsibility to communicate this information to them promptly. Per the Rules and Regulations (revised June 2021), Renters and Tenants section, owners are required to ensure their tenants are informed of and comply with Association rules, including parking regulations. Additionally, the Articles of Incorporation, Article V, Section 2(b) empowers the Association to enforce rules governing the use of common areas, which includes ensuring clear access for maintenance work like this.

Please note: Each unit at Wafco Mills is assigned one primary parking space and one additional unassigned space, both located either in front of your unit, or in the white-painted parking spots marked with your unit number and letter or "RESERVED" in white paint. The yellow-painted spaces are reserved exclusively for Historic Wafco Mills parking, please don’t park there. Historic Wafco Mills HOA President, Bryan Crean, will notify me and after one warning your unit will be fined $100. Your vehicle may be towed, by Historic Wafco Mills at your expense. Additionally, please do not dispose of trash in the Historic Wafco Mills dumpsters across Cedar St, as this prompts complaints, photos and videos or our residents or their unit identifying trash, from Bryan as well. We want to be good neighbors to our Historic Wafco Mills Neighbors.
